Privacy Policy
Flat Fee Michigan, licensed Michigan real estate broker
Effective date: October 22, 2026
This policy explains what information we collect, how we use it, and the choices you have. It applies to flatfeemichigan.com, our order site at fsbo.flatfeemichigan.com, our Facebook and Instagram ads and lead forms, and our emails, calls, and texts. In this policy, “we,” “us,” and “our” mean Flat Fee Michigan.
1. Information we collect
Information you give us
- Listing sign-up and order form (fsbo.flatfeemichigan.com): your first and last name, email, phone and cell numbers, billing address, mailing address for your sign, property address and type, listing type (for sale or for rent), the plan and options you choose, your typed signature, and how you heard about us.
- Payments: card payments are processed by Stripe. Your full card number goes to Stripe, and we do not store it on our servers.
- Contact form (flatfeemichigan.com/contact-us): your name, email, phone, and message.
- Listing documents: the information in your listing agreement, seller’s disclosures, lead-based paint disclosure, property datasheet, and the photos you send us.
- Facebook and Instagram lead forms: when you fill out one of our Instant Forms on Facebook or Instagram, Meta sends us the information you submit. That can include your name, email, phone, the city where you’re selling or searching, your timing, and your answers to our questions.
- Email, phone, and text: when you email, call, or text us, we keep the messages and the contact details you use.
Information collected automatically
- Google Analytics: we use Google Analytics (Google tag) to see how visitors use our site, such as which pages they view, the type of device and browser, the general location, and how they arrived. Google uses cookies and similar technology to do this.
- Meta Pixel (planned): we plan to add the Meta Pixel and Meta’s Conversions API to our sites. These tell us when someone who saw our ads visits our site, views our plans, starts an order, or completes an order or form. They also let us show our ads to people who have visited our site. Meta may use cookies and receive information such as your browser details, IP address, and the pages you visit.
- Spam protection: our forms use Google reCAPTCHA, which collects information about your device and how you use the page.
- Server logs: our hosting provider keeps standard logs, such as IP address, browser type, and the pages requested.
2. How we use your information
- To set up, enter, manage, and update your MLS listing, and to provide the services in your plan.
- To process payments and send receipts.
- To answer your questions and follow up on form requests, including leads from our Facebook and Instagram forms.
- To forward buyer inquiries about your listing to you, and to help buyers with showings, offers, and rebates.
- To send you updates about your listing and, if you haven’t opted out, occasional marketing emails about our services.
- To understand and improve our website and ads.
- To meet our legal, licensing, and MLS obligations, and to keep our records.
3. How we share information
We do not sell your personal information. We do not rent or trade it to others for their own marketing.
We share information only when it is needed to do our job:
- MLS systems and listing sites: the details of your listing (not your payment information) are entered into the MLS and fed to sites like Realtor.com and local REALTORĀ® sites. That is the purpose of an MLS listing.
- The other side of the transaction: buyer and listing agents, title companies, lenders, and closing agents, as needed for showings, offers, and closings.
- Service providers that help us run our business. They include Stripe (payments), Google (Google Analytics and Google reCAPTCHA), Meta (ads, lead forms, and the Meta Pixel), and our WordPress website hosting and Gravity Forms (our contact form).
- When required by law, or to protect our rights, our clients, or others.
4. Marketing and how to opt out
- Email: click “unsubscribe” in any marketing email, or email us at jeff@flatfeemichigan.com.
- Text messages and calls: we do not send marketing texts. We only text or call you about your own inquiry, listing, or transaction. If you’d like us to stop, just tell us or email us.
- Ads and tracking: you can change your ad preferences in your Facebook and Instagram settings, use the Google Analytics opt-out browser add-on (tools.google.com/dlpage/gaoptout), or block or clear cookies in your browser.
Opting out of marketing won’t stop the messages we need to send about an active listing, order, or transaction.
5. How long we keep information
We keep information for as long as we need it to provide our services and to meet real estate recordkeeping and legal requirements, and for at least 7 years.
6. How we protect information
We use reasonable safeguards, including secure (HTTPS) order pages and a third-party card processor. No system is perfectly secure, so please don’t send sensitive information, such as full card or Social Security numbers, by regular email.
7. Children
Our services are for adults. We do not knowingly collect information from children under 13.
8. Your choices
You can ask us to access, correct, or delete the personal information we hold about you by emailing jeff@flatfeemichigan.com. We’ll respond within a reasonable time. Some records must be kept by law.
9. Changes to this policy
We may update this policy from time to time. When we do, we’ll post the new version on this page with a new effective date.
