Step 1 – Understanding the process of Home Buyer Rebates
Before you begin your home search, it’s critical buyers understand the buying process. This entire process is geared toward buying from a home listed for sale in the MLS (Multiple Listing Service), not for sale by owner listings.
- As you begin to contact listing agents it is critical you let them know that we are your buyers agent AND that we helped you find your home. If the listing agent is not informed that we are your agent FROM THE VERY BEGINNING that listing agent will think you are their buyer, not our buyer and there will be no home buyer rebate. We can’t stress this enough.
- Procuring Cause: This simply means, “Who or how was the home found”?
- THIS IS WHY IT IS CRITICAL THAT YOU LET ALL LISTING AGENTS KNOW FROM THE VERY FIRST TIME YOU CONTACT THEM THAT WE ARE YOUR BUYERS AGENT, NOT THEM, OTHERWISE WE DON’T GET PAID.
- Make sure you’re pre approved! Few if any will want to help you unless you’re formally approved. This means you’ve gone to a mortgage lender, submitted your income and assets and have been approved to buy your next home. If you’re serious this needs to be taken care of from the beginning.
- The bottom line: Make sure as you begin search and contacting listing agents, they understand we represent you or rather we are your “Buyers Agent”. This way getting your home buyer rebate at closing guaranteed.
